Your Local Handyman in Liberty Village

Getting a handyman into a Liberty Village condo takes a bit of planning, and I have done it enough times to make it painless. Most buildings here want the service elevator booked, a sign-in at the concierge desk and drilling kept to set hours. Tell me your building rules when you ask for a quote and I will fit the visit around them.

Once I am through the door the work is straightforward. I am Sercan, I do every job myself, and after ten years and more than 500 projects I know what holds in a concrete wall and what does not. Quotes are free, the price is agreed first, and the suite is left clean.

Liberty Village is dense, and that shapes the work more than the jobs themselves. Almost every visit begins with an elevator booking and a sign-in, materials come up in a lift rather than through a front door, and there is nowhere to spread out. Walls are concrete or steel stud, so ordinary wall plugs are useless. Working quietly inside the hours a building allows matters as much as doing the job well.

Booking a visit in a tower or a loft

Almost every building in Liberty Village has a process. The service elevator gets reserved for a window of time, the concierge needs a name at the desk, and some corridors need floor protection down before anything moves through them. Send me whatever your property manager requires along with your quote request and I will build the schedule around the slot you can get.

Parking is the other half of it. Streets around Hanna Avenue and Atlantic Avenue fill early and visitor spots go fast, so knowing whether there is a loading bay or an underground space changes how I plan the load-in. Small details, but they are the difference between a two-hour job and a four-hour one.

Concrete, steel studs and what actually holds

Suites in the newer towers are built around a poured concrete structure, with interior walls framed in steel or made of hollow partition board. There is no timber to screw into. A television bracket goes into concrete with masonry anchors, or into a steel-stud wall with heavy-duty toggles rated for the load. Floating shelves, wall cabinets and heavy mirrors get the same treatment.

Drilling into a ceiling slab is where I stop and check with the building first, because post-tensioned slabs are common and nobody wants to find a cable the hard way. Where a fixing is not safe, I say so and suggest another way to get the same result.

What people in these suites call about

Space is at a premium, so much of the work is about making a small floor plan behave.

  • Television mounting on concrete and steel-stud walls
  • Flat-pack wardrobes and closet systems built in place
  • Floating shelves fitted over sofas and desks
  • Balcony and patio door adjustments that stop the dragging
  • Kitchen faucet and shower head replacements
  • Cabinet handles, soft-close hinges and drawer runners
  • Smart thermostats, video doorbells and cameras set up
  • Drywall patching and touch-up paint before a move-out

Swapping an existing light fitting, dimmer, faucet or toilet is normal work. Anything that means new wiring or opening up a panel goes to a licensed electrician, and a plumbing fault behind the wall goes to a licensed plumber. In a shared building that is not a corner worth cutting.

The brick-and-beam side of Liberty Village

Not everything around here is glass. Old factory buildings off East Liberty Street and Jefferson Avenue were converted into hard lofts with exposed brick, timber posts and ceilings well over three metres. Those are a different job again. Brick needs the right bit and a slow speed or it blows out, timber beams are usually solid but not always where you expect, and anything above head height means bringing a taller ladder up in a narrow lift.

Older converted spaces also carry older fittings. A tap that has been in service since the conversion may have a seized shut-off valve behind it, so I check that before pulling anything apart. If the valve will not close, that becomes a plumber job before mine, and I would rather find it at the quote stage than halfway through.

Liberty Village Handyman Questions

I will work with whatever the building needs, but the booking itself usually has to come from you as the resident. Property managers rarely take a request from a contractor directly. Send me the available windows and I will pick one that fits the job, then arrive early enough to sign in at the desk and get the load up in one trip.

Yes. Concrete takes a hammer drill, a masonry bit and sleeve anchors, and the holes are small and tidy. The bracket ends up far stronger than one in a timber wall. If you move out later, the holes fill and paint like any others. What I avoid is drilling into a ceiling slab without checking, because many of these buildings use post-tensioned concrete.

That is a regular request here. Anchor holes, scuffed corners and dents from furniture all get filled, sanded and painted back to match. Bring me the original paint if you still have it, or the code from the building finishes list, because condo whites are not all the same. Give it a couple of days before the final walk-through so the paint has time to dry properly.

It does. Most buildings allow noisy work through the middle of the day on weekdays and a shorter window on Saturday, which sits inside the hours I work anyway. I plan the quiet parts of the job around the edges: unpacking, layout, assembly, cleaning up. Tell me the rules when you book and the day gets arranged so nothing stalls.
