Tall walls in newer Woodbridge homes
Homes in Sonoma Heights, Weston Downs and Islington Woods tend to be generous inside. Two-storey foyers, open stairwells, and great rooms with a fireplace running up a wall nobody can reach. Mounting a television above that fireplace, hanging a large piece of art, changing a bulb in a foyer fixture or fitting a ceiling fan under a fourteen-foot ceiling all take proper ladders and a plan for getting them in without marking the walls.
Chimney chases and fireplace walls hide surprises too. Sometimes there is solid framing behind the stone, sometimes there is not, and sometimes the cable and outlet were never brought up. I check first, tell you what is actually in there, and price the job from that instead of a guess.
Ravine lots and the Humber valley
Plenty of Woodbridge streets back onto the Humber River valley or the land near Boyd Conservation Area. Those lots are lovely and hard on outdoor woodwork. Damp, shade and frost work on deck boards, railings, gates and fence posts faster than they do on an open lot, and the ground moves enough that a gate closing fine in October drags by April.
Repairs I take on include replacing boards and rails, resetting hinges and latches, tightening railings, and swapping fence panels that have gone soft. Structural rebuilds and anything altering the deck framing are not my line of work.
The everyday Woodbridge list
Most calls are ordinary and that suits me. If several jobs are waiting, save them up and I will get through them in one booking rather than several.
- Flat-pack wardrobes, beds and office furniture built properly
- Fixture swaps in basement kitchens and second laundry rooms
- Drywall patching and touch-up painting in busy hallways
- Garage shelving and overhead storage put up securely
- Video doorbells, thermostats and smart switches set up
- Interior door handles, locks and hinges sorted out
- Backsplash tiling and fresh caulking around sinks and tubs
Replacing a fixture, switch, dimmer, tap or toilet already in place is straightforward. New wiring, a panel, gas or structural changes are not, and those go to a licensed electrician or plumber.
What to have ready
Photos are the fastest route to a price. Send a picture of the wall, the fixture or the broken thing, mention the ceiling height if it is high, and say whether there is room to park on the driveway. That usually gets a fixed price or an hourly rate back within one business day, before anybody commits to anything.
On the day, clear a path to the work and move anything breakable out of the way. I supply materials with receipts, or you buy your own if you already have a colour or a model in mind. When I finish, the space gets swept and the boxes go out. If something is not sitting right a week later, tell me and I come back.
