Your Local Handyman in Yorkville

A handyman working in Yorkville spends as much time protecting the room as fixing the thing in it. Floors are finished, walls are papered or freshly painted, and art is already hanging. So I bring drop sheets, take my shoes off, contain the dust and clean up before I leave. That is not a sales line, it is just how work gets done in a finished home.

My name is Sercan. I run this on my own, so the person who quotes the job is the one holding the drill. Free quote, agreed price before anything starts, and if something is not right afterwards I come back and sort it.

Yorkville puts century houses and glass towers within a block of each other, and the approach changes depending on which door I walk through. Access is the constant. Loading zones on Cumberland and Yorkville Avenue are short-term, most towers want the service lift booked, and there is rarely a spot to leave anything on the street. Finishes are good here too, so protection goes down before the tools come out.

Jobs I Get Called For in Yorkville

Hanging framed art on old plaster walls
Levelling gallery walls in condo living rooms
Adjusting heavy Victorian doors on worn hinges
Replacing cabinet hardware in fitted kitchens
Securing tall wardrobes to concrete suite walls
Recaulking bathrooms in older Bloor Street towers
Fixing loose stair handrails in narrow townhouses
Swapping dimmers and smart switches for existing ones

Two kinds of home on the same block

Step off Bloor onto Hazelton or Scollard and you are among brick Victorian houses from the 1870s and 1880s, most of them altered several times over. Move a hundred metres and you are in a tower, some of them from the 1980s, some finished within the last few years. The jobs asked for are similar. The walls behind them are not.

Old houses in Yorkville hide lath and plaster, timber that has been drying out for 140 years, and stud spacing that follows no rule. Condo suites give you concrete and steel studs instead. I check what is there before the first hole goes in, because guessing costs a repair on top of the original job.

Hanging art, mirrors and screens so they stay put

Much of my work here is putting things on walls, and the value of what gets hung leaves no room for a fixing that might hold. Heavy framed pieces go onto proper picture hooks or into solid backing. Gallery arrangements get laid out on the floor first, measured, then marked so the spacing reads evenly across the wall. Mirrors get bearing support underneath, not just screws at the top.

Televisions are the same principle with more weight. On plaster I locate the framing and, if the spacing is wrong for the bracket, fit a discreet backing board. On concrete I use masonry anchors. Cables get run out of sight wherever the wall construction allows it.

The small jobs that keep getting put off

Most calls in Yorkville are for things that have been annoying somebody for months.

  • Doors that rub the frame or will not stay shut
  • Cabinet hinges and handles replaced in a fitted kitchen
  • Dimmers and smart switches swapped for existing ones
  • Dripping taps and running toilets put right
  • Wardrobe and shelving systems assembled and secured to the wall
  • Fresh caulking around baths, sinks and shower trays
  • Loose handrails and stair spindles made solid again

Several of those in one visit is the sensible way to do it. Write the list, send photos, and I will price the whole thing before I set out.

Bigger work, and where I hand it over

Larger projects run here as well. A bathroom refreshed with a new vanity and fresh caulking, a backsplash tiled, flooring and trim replaced through a suite, a room repainted after drywall repairs. Those take several days and get quoted as one price agreed in advance, with materials supplied and receipts handed over, or bought by you if you prefer.

There are limits I keep to. Replacing an existing light fitting, switch, dimmer, faucet or toilet is my work. New circuits, panel changes, gas appliances, anything structural, and any job on a designated heritage property that needs a permit are not. When a job reaches that point I say so and you get a licensed electrician or plumber in.

Yorkville Handyman Questions

That is standard. Drop sheets go down on the route in and around the work area, furniture gets covered or moved back, and I use dust extraction on the tools that make a mess. Sanding filler or cutting drywall gets sealed off with plastic where it needs to be. At the end I vacuum and wipe down, so the room is usable the same evening.

It can. I work Monday to Saturday from eight in the morning until eight at night, so a start after five is possible for smaller jobs. In a condo it depends on your building, since noisy work is often restricted to daytime hours. Quiet jobs like assembly, hanging pictures or fitting cabinet hardware are usually fine in the evening. Sunday visits are by appointment.

Yes. Plenty of people here buy their own fittings, and I am happy to install what you supply. Send me the model or a link before the date so I can check the rough-in dimensions and the waste position against what is already there. If it will not fit without moving plumbing inside the wall, I will tell you before you buy rather than after.

A few things. Interior walls in that era are often solid block or plaster over concrete rather than hollow drywall, so fixings need masonry anchors and the dust is heavier. Bathroom and kitchen fittings from the original build have usually been changed once already, and the connections underneath can be tired. I check the shut-off valve first and tell you if it needs replacing before a tap swap goes ahead.
