Cottage bones under newer paint
Plenty of houses in the old village started life as summer places and were winterised piece by piece over eighty years. That history turns up the moment you open a wall. Framing at odd spacing, a stud missing where every rule says it should be, three layers of flooring stacked on each other, and a back addition built to a different standard than the room it joins. Mineola is another story again, with 1950s ranch bungalows on deep treed lots, many renovated hard or replaced outright.
None of that is a problem, it just means I look before I fix. I scan, I tap, and where a bracket has to carry a heavy mirror or a television I would rather find the real framing than trust one reading off a stud finder.
Wind, damp and the seasons
Living a few streets from the lake is good for most things and hard on a few. Exterior doors swell in August and rattle in February. Weather stripping flattens. Screens tear. Gate hardware seizes. Deck boards near the water go soft at the ends long before the rest of the deck is finished.
Jobs that come around every year in Port Credit:
- Front and back doors adjusted so they close and seal
- Weather stripping and door sweeps renewed
- Window and porch screens re-meshed or re-framed
- Deck boards swapped and loose railings tightened
- Fence pickets and gates re-hung after a hard freeze
- Bathroom caulking cut out and laid again properly
- Ceiling fans and light fittings changed over
Inside the Port Credit condo buildings
The mid-rise blocks along the harbour and the newer streets going up on the old refinery lands all work to the same routine. Book the service elevator, sign in at the desk, keep the dust inside the unit, and be out of the loading area before the next person needs it. Give me the property manager's contact when you book and I will find out what the building asks for ahead of the day.
Inside the unit it is anchors and patience. Concrete walls want a hammer drill and sleeve anchors. Partition walls take toggles. Balcony doors on this stretch of the shoreline take a beating from the wind, and most of them need their rollers and latch adjusted rather than replaced.
Getting a visit booked
Message me with photos and rough measurements and I can usually price the work without coming out first. A reply normally reaches you within one business day. Monday through Saturday I am working from 8 a.m. to 8 p.m., and Sunday visits happen by appointment for people who cannot manage a weekday.
Tell me where to park when you confirm the date. On the streets off Lakeshore Road East that single detail decides whether the first twenty minutes are useful. Save your small items up and I will handle them in one trip. Materials come from me with receipts or you supply your own, and anything that genuinely needs a licensed electrician or plumber gets handed to one instead of bodged.
