Shelf, mirror and picture hanging in Etobicoke swings between two extremes. The Humber Bay Shores towers are mostly glass, so there is very little wall to work with and every piece has to earn its place. The Kingsway and Alderwood houses have the opposite problem: plenty of wall, but 1930s and 1950s plaster behind the paint.
I plan both the same way. Look at the wall, confirm what is inside it, then choose fixings that suit the weight. No guessing, no cracked plaster, and no shelf that sags a year later.
