Drywall Repair and Patching for Etobicoke Homes

Drywall repair in Etobicoke covers two very different buildings. Along the lake at Humber Bay Shores the walls are thin board strapped off concrete, while the bungalows in Alderwood and Long Branch are ordinary framing that has moved a little over seventy years.

I am Sercan and I arrive alone with what the job needs. In a condo that means sealing off one room, cutting where the mess is easiest to control and carrying every offcut back out with me. In a house it is the usual sequence: fasten, tape, mud, sand, blend.

In the Mimico and Humber Bay towers the exterior walls are furred off concrete and the partitions are steel stud, so there is almost no cavity behind the board and no room for standard back-blocking. I plan the backing to suit before I cut. Those buildings also want the service elevator booked and the corridor protected, which fixes my arrival time more than my own schedule does. Older Etobicoke bungalows are the opposite: real stud cavities, but original plaster on the walls.

How It Runs

From Message to Finished Job

1
Photo of the damage

A picture with something for scale tells me most of it: the size, the texture on the surrounding wall, and whether the board is sound or soft. Add a note about the ceiling height and the paint colour if you know it.

2
Cut back and support

The damaged area is squared off to sound board, the cavity checked for wiring and pipe, and a backing strip or a fitted plug goes in. Nothing gets filled until there is something solid behind it.

3
Tape, coat and sand

Paper tape is bedded into compound over the joints, then two or three thin coats go on, each wider than the last, with drying time between them. Sanding is done with a light raking across the wall so shadows show up.

4
Texture, prime and paint

The surrounding texture is matched, then the patch is primed so it does not flash through the topcoat. Paint is blended into the wall or taken corner to corner where a spot repair would still catch the light.

What Affects the Price in Etobicoke

Size and finish move the price more than anything else. A small fill on a flat white wall is quick work. A large hole in a textured ceiling needs backing, several coats with drying time between them, texture matching and paint, which often means a return visit. Access matters, and so does ceiling height. Whether you supply the paint or I bring it makes a difference, and so does how many separate spots there are around the home. The price is agreed before I start cutting.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Etobicoke

I am in a condo near Humber Bay Shores. Will the repair make a mess of my unit?

No more than it has to. I hang plastic across the room opening, run a vacuum at the sanding head and bag the offcuts before they leave the unit. Most single patches take two short visits, one to board and coat and one to sand and finish, because compound needs drying time. Tell me the building rules for elevators and work hours and I book around them.
