Interior Painting for North York Homes

Interior painting in North York covers a lot of ground, from Willowdale bungalows with original plaster to rental suites along the Yonge and Sheppard corridor. Most of the calls are one of three things: a tired room that needs to look new, a basement apartment turning over, or a whole floor being changed to one colour before family moves in.

I quote the job before I start, and the price does not move unless you add rooms. Everything is moved, covered and put back, and I work with low-odour paint so a family can stay in the house.

A lot of North York ceilings from the 1960s and 70s are still stippled. That texture drinks paint and lets go if it is over-rolled, so it takes a long-nap roller, a loaded first pass and no going back over a wet stretch. Bathurst Manor and Willowdale walls are often plaster on gypsum lath, harder and less forgiving than drywall. Basement suites here get repainted between tenants, usually the whole unit at once and on a short turnaround.

How It Runs

From Message to Finished Job

1
Walk the rooms

I look at every surface you want painted, check the trim, ceilings and past repairs, note what needs filling or priming, and talk through sheen and colour with you. Photos sent ahead of the visit speed the quote up.

2
Cover and prepare

Furniture moves to the centre and gets sheeted, floors are protected, plates and hardware come off, then holes are filled, joints are caulked and every patch is primed so nothing flashes through the finish.

3
Cut in and roll

Ceilings first, then walls, then trim and doors, two coats on each, keeping a wet edge and rolling back into the cut line so the finish reads the same right across the wall.

4
Reassemble and inspect

Hardware and plates go back on, the room is put together, rubbish leaves with me, and I walk the space with you in daylight so anything that is not right gets touched up before I go.

What Affects the Price in North York

Painting is priced by the surface, not by the name of the room. A bedroom with smooth walls, sound trim and a light colour going over a light colour moves quickly. The same room takes far longer with cracked plaster, a dark colour underneath, tall ceilings, heavy furniture to shift, or oil-based trim that has to be scuffed and primed before it will hold paint. Supplying the paint myself adds material cost with receipts, and you are welcome to supply your own. Either way the price is agreed before I start.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in North York

Can you paint over a stippled ceiling in my North York bungalow?

Usually yes. Old stipple takes paint well if it has never been painted before, so it gets a light vacuum, a stain-blocking primer over any water marks and one loaded pass with a long-nap roller. What I will not do is roll it twice while it is wet, because that pulls the texture off. If the ceiling is already loose or damaged, I will tell you before I start.
