Door Repair and Installation for North York Homes

Door repair in North York usually starts with a size problem. The post-war bungalows and side-splits around Bathurst Manor, Downsview and Willowdale were framed with openings narrower than anything a builder uses today, so a replacement rarely drops straight in.

I am Sercan, and I do this work myself. Sometimes the answer is a new slab cut and bored to suit the old frame. Sometimes the frame itself is done, and a pre-hung unit with fresh trim is the honest call. I look at the opening, tell you which it is, and agree a price before I start.

North York's post-war bungalows and side-splits were framed at sixteen inches on centre and hung with doors narrower than today's standard, so a bedroom or bathroom opening here often takes a twenty-four inch slab rather than the common thirty. Basements across Downsview and Bathurst Manor are frequently finished as second suites, which means solid doors, a proper closer and a bottom gap that clears new flooring. Along the Yonge corridor above Sheppard the towers add concrete jambs and a service elevator to book first.

How It Runs

From Message to Finished Job

1
Read the reveal

I look at the gap around the door before touching anything. Where it is tight, where it is wide, and how the latch meets the strike tells me whether the trouble is the hinges, the jamb, the floor or the door itself.

2
Fix the cause

Most doors come right by resetting hinge screws into framing, plugging stripped holes, shimming a hinge leaf or re-cutting the strike plate. Planing stays a last resort, and any bare edge gets sealed once the fit is correct.

3
Hang or replace

Where a door or jamb is past saving, the hinge jamb is set plumb and shimmed behind every hinge, the reveal is checked from top to bottom, and hardware is bored and mortised to fit rather than forced into place.

4
Work the door

The door is swung through its full arc, left at several positions to confirm it stays put, then latched and unlatched repeatedly with the strike adjusted until it catches cleanly without needing a shove.

What Affects the Price in North York

Adjusting a door that drags is usually short work, and several doors in the same visit share one setup. Cost rises with an opening that is out of plumb, a sagging or split jamb, hardware that has been repaired badly before, or an exterior door where the threshold and weather stripping also need attention. Fitting a slab into an existing jamb takes longer than hanging a pre-hung unit, because the hinges have to be mortised and the hardware bored. Doors and hardware can be supplied either way, and the price is agreed before work starts.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in North York

Can you match the narrow doors in my North York bungalow?

Usually, yes. Many of the post-war bungalows here were hung with twenty-four and twenty-six inch doors, and those widths are still made, though not always in the style you already have. If your frame is straight I can fit a new slab to it, cut the hinge mortises and bore it for your existing handle. If the frame has twisted, a pre-hung unit is the steadier answer.
