A lot of Scarborough work happens below grade. The bungalows and backsplits around Wexford, Agincourt and Bendale have concrete block foundation walls, and once a basement is finished the framing is often strapping fastened straight to that block. Hitting block instead of stud changes the fastener and the drill, so I carry masonry bits as a matter of course. Many of these houses also have a second kitchen and a separate entrance downstairs, which doubles the doors, taps and handles that wear out.

Before I pack up, you and I walk the list together. The work area is vacuumed, offcuts and packaging leave with me, and receipts for any materials I supplied are handed over. If something is not right afterwards, I come back.
Price depends on the list, not on a single job. A visit with several small items usually works out better than booking each separately, because setup and travel are shared across the whole trip. Wall type, access, ceiling height and the condition of what I find all move the figure. Materials can come from me with receipts, or you can supply your own. Awkward access, heritage plaster and rooms full of furniture take longer. Whatever the job, the fixed price or hourly rate is agreed before I start.

Yes, and it usually works out better that way. A lot of Scarborough houses have a separate unit downstairs with its own kitchen and bathroom, so the same worn hinges, taps and handles show up twice. I do both sets in one visit and quote it as a single job. Just let me know if a tenant needs notice before I arrive.
