Light Fixture and Ceiling Fan Installation for Scarborough Homes

Light fixture installation in Scarborough covers a lot of ground, from Guildwood bungalows to Agincourt sidesplits to the towers along Kennedy. I swap chandeliers, flush mounts, vanity lights and ceiling fans onto the circuits already in the ceiling, and I fit dimmers and smart switches while I am there.

Scarborough houses often come with a long list rather than one job. If you have three rooms of dated fixtures and a fan still waiting in its box, I can do them all in one visit.

A fair number of Scarborough houses built between the mid sixties and the mid seventies have aluminium branch wiring. When I open a ceiling box and see it, I stop and tell you, because that connection belongs to a licensed electrician rather than me. The other Scarborough regular is the finished basement suite with a drop ceiling and low headroom, where a fan is the wrong call and a slim flush mount tucked into the tile grid is the one that works.

How It Runs

From Message to Finished Job

1
Check the box

Before anything comes down I confirm the power is off at the breaker and dead at the terminals, then look at the box itself: how it is fastened, whether a ground is present, and what weight it was built to carry.

2
Fit the support

If a fan or a heavy chandelier is going up, a fan-rated box or a brace bar between the joists goes in first, fed through the existing hole so your ceiling stays intact and no patching is needed afterwards.

3
Wire and hang

Conductors are stripped clean and joined with correctly sized connectors, the ground lead is fixed to the ground screw in the box, and the wiring is folded back so nothing is pinched when the canopy is drawn up tight.

4
Test and tidy

Power back on, the fixture is run through every setting, dimmers get their low-end trim set with your bulbs in place, a fan is tested at all speeds and balanced if it moves, and the packaging leaves with me.

What Affects the Price in Scarborough

Height and access drive most of the cost here. A vanity light at chest height is straightforward work. A chandelier over an open stairwell needs staging, careful handling and more time on site. Adding a fan-rated box or a brace bar to a ceiling that never had one takes longer than hanging a fixture where the support is already correct. Quantity helps, since fixtures done in the same visit share a single setup. Fixtures and dimmers can be supplied by you or by me with receipts, and the price is agreed first.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Scarborough

What happens if you find aluminium wiring in my Scarborough ceiling?

I stop and explain what I found. Aluminium branch wiring turns up in a lot of houses here from the seventies, and joining it safely is licensed electrical work, not handyman work. I will make the box safe, put the old fixture back if you like, and point you to a licensed electrician who can do that part properly. Nothing gets connected that I am not allowed to connect.
