Door Repair and Installation for Oakville Homes

Door repair in Oakville splits between keeping an old door and fitting a new one. Near the harbour and through Kerr Village the houses are pre-war and the original solid doors are worth saving. In Glen Abbey and Joshua Creek the doors are builder stock from the 1980s and 2000s.

I am Sercan and I do this myself, so the person who looks at the job is the person who does it. I will say honestly whether your door wants repair or replacement. Quotes are free, and the price is agreed before anything starts.

In Old Oakville and around Kerr Village the houses predate the war, and the original doors are solid stiles and rails with mortise locks and moulded panels, better repaired than swapped for anything sold today. Owners on the heritage streets near the harbour normally want the door kept and the frame brought back to square. Out in Glen Abbey and Joshua Creek the job reverses: builder-hung hollow-core doors from the 1980s and 2000s, where a new pre-hung unit makes more sense than nursing the old one.

How It Runs

From Message to Finished Job

1
Read the reveal

I look at the gap around the door before touching anything. Where it is tight, where it is wide, and how the latch meets the strike tells me whether the trouble is the hinges, the jamb, the floor or the door itself.

2
Fix the cause

Most doors come right by resetting hinge screws into framing, plugging stripped holes, shimming a hinge leaf or re-cutting the strike plate. Planing stays a last resort, and any bare edge gets sealed once the fit is correct.

3
Hang or replace

Where a door or jamb is past saving, the hinge jamb is set plumb and shimmed behind every hinge, the reveal is checked from top to bottom, and hardware is bored and mortised to fit rather than forced into place.

4
Work the door

The door is swung through its full arc, left at several positions to confirm it stays put, then latched and unlatched repeatedly with the strike adjusted until it catches cleanly without needing a shove.

What Affects the Price in Oakville

Adjusting a door that drags is usually short work, and several doors in the same visit share one setup. Cost rises with an opening that is out of plumb, a sagging or split jamb, hardware that has been repaired badly before, or an exterior door where the threshold and weather stripping also need attention. Fitting a slab into an existing jamb takes longer than hanging a pre-hung unit, because the hinges have to be mortised and the hardware bored. Doors and hardware can be supplied either way, and the price is agreed before work starts.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Oakville

Is it worth keeping the original doors in an older Oakville house?

In most cases yes. The doors on the older streets near the harbour are solid wood with proper stiles and rails, and nothing on a shelf today matches them for weight or detail. Sticking, rattling and a latch that misses are frame and hardware faults, and all of those are fixable. I would only suggest replacing one if the slab has split right through or rot has reached the rails.
