Door Repair and Installation for Vaughan Homes

Door repair and installation in Vaughan usually means heavy doors. The 2000s houses in Woodbridge, Maple and Kleinburg were built with high main-floor ceilings and eight-foot openings, many of them filled with solid-core slabs, and weight is what pulls a door out of line.

I am Sercan and I do this work myself. A door that has dropped at the latch corner is a hinge problem, not a door problem, nine times out of ten. I will tell you the difference honestly, quote for free, and agree a price before anything comes off its hinges.

Woodbridge, Maple and Kleinburg homes from the 2000s were built with high main-floor ceilings and eight-foot doors, and a good number are solid core rather than hollow. A slab that heavy sags at the hinges long before it swells at the edge, so the usual complaint here is a latch corner that has dropped, not a sticking edge. Those doors hang on three or four hinges, and the top one is shimmed first. Around the Vaughan Metropolitan Centre the towers are concrete, so fixings are anchors rather than wood screws.

How It Runs

From Message to Finished Job

1
Read the reveal

I look at the gap around the door before touching anything. Where it is tight, where it is wide, and how the latch meets the strike tells me whether the trouble is the hinges, the jamb, the floor or the door itself.

2
Fix the cause

Most doors come right by resetting hinge screws into framing, plugging stripped holes, shimming a hinge leaf or re-cutting the strike plate. Planing stays a last resort, and any bare edge gets sealed once the fit is correct.

3
Hang or replace

Where a door or jamb is past saving, the hinge jamb is set plumb and shimmed behind every hinge, the reveal is checked from top to bottom, and hardware is bored and mortised to fit rather than forced into place.

4
Work the door

The door is swung through its full arc, left at several positions to confirm it stays put, then latched and unlatched repeatedly with the strike adjusted until it catches cleanly without needing a shove.

What Affects the Price in Vaughan

Adjusting a door that drags is usually short work, and several doors in the same visit share one setup. Cost rises with an opening that is out of plumb, a sagging or split jamb, hardware that has been repaired badly before, or an exterior door where the threshold and weather stripping also need attention. Fitting a slab into an existing jamb takes longer than hanging a pre-hung unit, because the hinges have to be mortised and the hardware bored. Doors and hardware can be supplied either way, and the price is agreed before work starts.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Vaughan

My solid eight-foot door drags on the carpet. Does that mean it is warped?

Rarely. A door that heavy pulls hard on the top hinge, and once that hinge shifts even a couple of millimetres the bottom corner swings low and catches. I take the weight off, drive longer screws through the jamb into the framing, and reset the hinge. Planing is a last resort on a solid slab, because once the material is off you cannot put it back.
