Drywall Repair and Patching for Richmond Hill Homes

Drywall repair in Richmond Hill often means a lower level that is only half underground. The lots north through Oak Ridges and around Bayview Hill slope, so plenty of houses have walk-out basements with full windows, patio doors and finished walls that see real weather.

I am Sercan and I handle the whole repair myself. On a walk-out the damage usually sits near a door or window head, so I work out where the water came from before I board anything. After that it is the standard sequence: cut, back, tape, coat, sand and blend.

Sloped lots change this job. A walk-out lower level has grade-level doors and windows, so the drywall around those openings takes the knocks and the occasional leak that a fully buried basement never sees. Higher up, plenty of Richmond Hill houses run a furnace humidifier hard all winter, and the swing between damp January air and dry summer air keeps cathedral ceiling ridges and tall wall joints working. Those get taped rather than filled, so next season does not undo the repair.

How It Runs

From Message to Finished Job

1
Photo of the damage

A picture with something for scale tells me most of it: the size, the texture on the surrounding wall, and whether the board is sound or soft. Add a note about the ceiling height and the paint colour if you know it.

2
Cut back and support

The damaged area is squared off to sound board, the cavity checked for wiring and pipe, and a backing strip or a fitted plug goes in. Nothing gets filled until there is something solid behind it.

3
Tape, coat and sand

Paper tape is bedded into compound over the joints, then two or three thin coats go on, each wider than the last, with drying time between them. Sanding is done with a light raking across the wall so shadows show up.

4
Texture, prime and paint

The surrounding texture is matched, then the patch is primed so it does not flash through the topcoat. Paint is blended into the wall or taken corner to corner where a spot repair would still catch the light.

What Affects the Price in Richmond Hill

Size and finish move the price more than anything else. A small fill on a flat white wall is quick work. A large hole in a textured ceiling needs backing, several coats with drying time between them, texture matching and paint, which often means a return visit. Access matters, and so does ceiling height. Whether you supply the paint or I bring it makes a difference, and so does how many separate spots there are around the home. The price is agreed before I start cutting.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Richmond Hill

The drywall by my walk-out patio door has gone soft. What happens first?

I find out why it is soft before anything gets closed up. Around a grade-level door the usual causes are a failed seal or water running back along the sill. I open enough to see the framing, let it dry, and tell you if a caulking line or a door adjustment is needed first. Then I board, tape and finish so the corner is straight again.
