Drywall Repair and Patching for Brampton Homes

Drywall repair in Brampton is mostly newer-house work. The subdivisions across Springdale, Mount Pleasant and Castlemore are young enough that the framing is still drying, and the first winters push screw heads through the paint and open thin lines above door openings.

I am Sercan and I do the patching, taping and sanding myself. I fix the fastener rather than fill over it, feather the coats wide, and tell you upfront where the paint needs to run to a corner so the repair does not sit there as a bright square.

New framing lumber shrinks as it dries, and in Brampton's recent subdivisions that reads as rows of screw pops on the upper floor and short cracks off the top corners of door openings. I back the screw out, drive a fresh one an inch away into solid wood, then coat both. The other constant is builder flat paint on long nine-foot hallway walls in linked and townhouse plans, where any patch shows under side light, so the blend runs to the nearest corner.

How It Runs

From Message to Finished Job

1
Photo of the damage

A picture with something for scale tells me most of it: the size, the texture on the surrounding wall, and whether the board is sound or soft. Add a note about the ceiling height and the paint colour if you know it.

2
Cut back and support

The damaged area is squared off to sound board, the cavity checked for wiring and pipe, and a backing strip or a fitted plug goes in. Nothing gets filled until there is something solid behind it.

3
Tape, coat and sand

Paper tape is bedded into compound over the joints, then two or three thin coats go on, each wider than the last, with drying time between them. Sanding is done with a light raking across the wall so shadows show up.

4
Texture, prime and paint

The surrounding texture is matched, then the patch is primed so it does not flash through the topcoat. Paint is blended into the wall or taken corner to corner where a spot repair would still catch the light.

What Affects the Price in Brampton

Size and finish move the price more than anything else. A small fill on a flat white wall is quick work. A large hole in a textured ceiling needs backing, several coats with drying time between them, texture matching and paint, which often means a return visit. Access matters, and so does ceiling height. Whether you supply the paint or I bring it makes a difference, and so does how many separate spots there are around the home. The price is agreed before I start cutting.

Nothing starts before the price is agreed. Send a photo or two with your request and I can usually quote without a site visit.

Asked in Brampton

My Brampton house is only a few years old. Why is the drywall cracking already?

It is normal in a new build. The lumber holding the board dries and shrinks through the first winters and the drywall moves with it, so you get screw pops and short cracks over doors. In almost every case it is cosmetic. I refasten into solid wood beside each pop, tape the door-head cracks properly and finish them so the same spots stay put.
